A Ray of Hope

As the sun peaks it's rays through the clouds above me, I am energized to tackle this new year. Maybe this happens to most people every new year but for me this is especially welcome. You see, last year was extremely diffucult for many people. Being in this industry, we've seen our share of dreams shattered, homes returned, and hope lost. Why after that do I have the strength to be energized about 2010? Maybe because it's just begun. It may be because I'm hopeful to see some great things. Or, it may be because when things turn bad, there is always a ray of light to look forward to. This storm may not be over for many but I've learned a lot of useful information to help those I can. The opportunites are endless for buyers and investors. In my career, the time has never been more right to buy. Interest rates are at record lows, inventory is rich, and the incentives to buy are wonderful. This year will see great things return to our area if we all work hard, pull together, and have hope. A short sale is the process by which a homeowner can sell a house for less money than actually owed on the mortgage(s).

There are alternatives to bankruptcy or foreclosure proceedings for homeowners/borrowers who can no longer afford to keep mortgage payments current. One of those options is called a "short sale." Sometimes, to avoid going through the costs of foreclosure, a lender will sanction a short sale by allowing a homeowner to sell (allowing a buyer to purchase) the home for less than the mortgage while the home is in pre-foreclosure stage. First off, this won't be my typical real estate article. Bear with me, I'll get to those later. Email me your thoughts on this or any other article at Danelle@SierraLiving.info.


As I look back and reflect upon this past year the first thing I realize is that it has gone by so so fast. Faster than one of the exotic cars my oldest son knows so much about. Faster than the running back scored touch downs on my other son's football team. "Poof", it's finished!


Now for the part that really gets me. I've crossed over into uncharted territory. I have a teenager! One of my boys has officially grown taller than me, two of them now wear larger shoes than me, and all three think they know more than me. (I'm in trouble!) Those of you who have trudged through these waters before me know just what I'm talking about. Those of you who haven't arrived here yet, believe it, it will really happen. I remember a teacher telling me all about this day not too long ago but not thinking it would actually ever happen to me.


Where do we go from here? I am so thankful for this experience I've been so fortunate to live through up until this point. I really look forward to what ever this adventure brings my way. I look back at clients and friends who have become ill this past year or lost their life threatening battles and I realize tomorrow is not a promise we are guaranteed. If we are honest with ourselves, there is nothing worth worrying about. It doesn't matter if we have the nicest home in the county or a small cottage. We have a place to lay our heads and focus on what really matters - each other.


I hope the end of this year finds you all doing wonderfully. I truly hope you haven't been affected negatively by the housing market, lending or the cost of living imbalance that has been going on. There is a lot we are facing as a nation, a state and a local community. We have our young soldiers away from home, elections to think about, ravenous fires and oil prices gone wild. I truly wish you all the best in the coming year. I hope you are prosperous and successful in all you set out to accomplish. Above all regardless of what the year brings I pray you take time to hug the family you've been blessed with. Make a call to a long lost friend. Visit that aunt or uncle you've neglected to see. No matter what happens it's those things that will see us through. The love we have for each other is the most important thing we can ever give or be given.

I remember being a teenager & my father telling me "good credit is everything". "You have to reconcile your check book", he would say. "Make sure you're not overdrawn". At that point in my life that was the only credit I had.

"Yea, yea, yea" would be my standard reply. Now that I'm older (I just had a birthday last month but I'm not admitting to anything over 29) I realize the importance of his words. Wow, how they ring in my ears as I venture through this career in the real estate industry.

Good credit, bad credit, or somewhere in between it really makes a difference. It is amazing to me how missing a payment can affect my buyer's credit rating enough to cost them money in interest rates for home loans. There just isn't enough training out there to teach our young adults how to manage their money, save, and live within their means. I've been guilty of it at times also. Living a little too close to the edge and taking risks can prove profitable or fatal.

If I can counsel any of my buyers I'd mimick my dad's words "good credit is everything". Live within your means and try to not get overextended. I know it's tough but when you sit down with me and try to buy a home it will pay off.





Home Staging - Needed or Hype?

I've had a lot of people ask me lately if home staging is necessary when selling their homes. Some people think it is an unnecessary expense and others swear by it's usefulness.

Well, here's my take on the matter. Home staging is a vital part of selling a property in today's market. I'm not just talking about placing a "hodge podge" of furniture throughout your home but true staging. When a client walks through either a vacant home or one that a family is living in their "vision" is skewed by their surroundings or lack there of. When we come in and stage a property to sell it looks like a show piece when we leave. Even the slightest negative factors are less "blazing" when the overall atmosphere has been set by staging.
